Your roof keeps you and your family warm and dry during the worst of storms, but it is not invincible and will need to be replaced sooner or later.

Most homeowners think they are in need of a new roof after they find a leak in their ceiling. The leak could come from a variety of roofing issues. But a leak is not entirely indicative of a new roof. So what are the signs that you need a roof replacement? Here are a few tips and signs that you need to replace your roof.

  1. The Roof's Age
The average lifespan of a roof lasts anywhere from 20 to 25 years. This number depends on whether the old roof was entirely removed, only have one layer of shingles, and if it has proper ventilation. If your roof is older than 20 years old, you may want to consider replacing that roof.
  2. Missing Shingles
Shingles work in unison to help direct water downwards and into your gutters. If one is missing, you can likely just replace that one shingle without too much damage. But if there are multiple missing, you may want to replace your roof, lest it look like a master chessboard.
  3. Curling or Buckling Shingles
You can tell if shingles have gone past their expiration date by their structure. Shingles that have remained past their intended lifespan may be curled, cracked, buckled, and losing granules.

Quality homeowners insurance can help rebuild your roof, but only if the damage is included in your policy. An expired roof is not typically covered by the general homeowners insurance policy.
